Its largely hands-off ownership that could result in substantial passive growth if they hold onto it long enough. Advantages of Triple Net Leases Your base rent will fruchtwein likely be less than it would be if you entered into something other than a triple rent lease, but in the end, the bottom line might be pretty much the same. You might enter into another type of lease for a base rent of $4,000 a month. The management company or landlord may agree to drop that to $2,000 a month under the terms of a triple net lease, but if the three add- ons total roughly $2,000 a month, you havent really gained anything. The Bottom Line Triple net leases almost always favor the landlord, and you should carefully negotiate them to limit how much the landlord can increase NNN fees each year. In my lectures on Positive Intelligence at Stanford, I reveal 10 mental Saboteurs that undermine or derail us.These sneaky characters have names like Controller, Judge, Avoider, and Stickler. 95% of the executives in the Stanford program report that one or mora of these Saboteurs cause significant harm to employee performance and their personal fulfillment.Every candidate you interview, and for t hat matter everyone you know, is being undermined by some Saboteurs. The question is how strong they are.Since Saboteurs become more visible under stress, you might bedrngnis easily see them in the controlled interview environment. They will show their true faces under the real stress of the real job.Saboteurs are the internal enemies. They are a set of automatic and habitual mind patterns, each with its own voice, beliefs, and assumptions that work against our best interest.To illustrate, when our mind tells us that we should prepare for tomorrows important meeting, it is acting as our friend, causing positive action.When it wakes us up at 300 a.m. anxious about the meeting and warning us for the hundredth time about the many consequences of failing, it is acting as our enemy it is simply exhausting our mental and physical resources without any redeeming value. No friend would do that.Saboteurs start off as our guardians to help us survive the real and imagined threats to our physi cal and emotional survival as children.For example, the Judge Saboteur represents a bias for noticing and exaggerating the negative. This bias is a critical evolutionary design for our ancestors to have survived the dangers of the jungle. When the tree leaves started shaking, the early human who assumed the worst and ran from an imagined tiger was the one that survived and passed his genes.By the time we are adults, these Saboteurs are no longer needed, but they have become invisible inhabitants of our mind. They form the lens through which we see and react to the world, without knowing we are wearing any lens.Spotting Saboteurs in the Recruiting ProcessOf course most of your job candidates are unaware they actually have Saboteurs, so simply asking them about it would not be productive. There are a few ways for you to remedy that.You can have them take the online Saboteur assessment and discuss their results with you. Or they can take the PQ Score assessment.PQ stands for Positive I ntelligence Quotient and shows the percentage of time someones mind is serving them as opposed to sabotaging them.Ideally you want a candidate who scores above 75, which is the tipping point PQ score for optimal performance. Both these assessments require honest responses to be accurate, but you can still detect a lot from the way candidates present and discuss their results (find both free assessments at PositiveIntelligence.com.Screening Candidates for SaboteursAnother way for you to screen would be to probe during the interview for specific Saboteurs that appear, likely based on someones strengths. Saboteurs often represent the dark side of what someone considers to be their strength.For example, someone priding themselves on attention to detail might suffer the Stickler Saboteur. Many leaders with a forceful and confident style suffer the Controller Saboteur. My single mother was dating and before she went out, she would leave a five-dollar bill on the kitchen counter for me to feed myself. I had two options one block uptown to Zabar?s, where I could blow my bank on a container of prepared tortellini with pesto ? or three blocks south to Fairway, the fresh produce emporium, with the Korean market and fish store on the way.Since cash dollars were a novelty at that age, I aimed to keep as many as I could. So I took the downtown route and learned to cook for myself, pocketing a couple of bucks each night. I bought myself a camera and a bit of pre-teen freedom.The key to stretching my dollars was a one-pound beutel of Japanese rice that would last weeks. At the fish store I?d ask for a small piece of ?what?s good?? and then ?how do I cook it?? At some point I discovered lentils. And spices. And cookbook s. And, ultimately, cooking.Eating on the cheap as a challenge to myself, but it turned into easy practice, and cooking became my career. I never thought of the cash issue again. Until now.It?s been years since the five-dollar budget, and so has its practice. I like lingering over a long meal with friends. Sometimes, I get super lazy and pick up something prepared and eat it out of the plastic compartment. And even as finances have grown tight, I?ve been more likely to treat myself to evenings out to lift my low spirits and pick up cheap indulgences as if stuffing myself with a rich dinner would magically fill my bank account.It hasn?t.I?ve gained weight. I feel worse. And my ?Eat Your Way to Wealth? plan is not gonna sell. I?m going back to where I started Feeding myself.Let?s call it the ?Feed Yourself Challenge,? and let?s do it together. Give yourself a set number of dollars and see how much you can not-spend. It doesn?t have to be every day, or every meal in a day. We?ll sav e money, eat healthier, and learn how to take care of ourselves.Here?s how it goes1) Focus on savings not spending. According to the USDA, even the most liberal spenders only need to fork out about $300 for a month?s worth of at-home meals. Figure out how much you normally spend and look for places to cut back or replace with lower-cost options Can you make yourself a week?s worth of breakfasts instead of Starbucks? It doesn?t really matter how much you start with, as long as each time you begin the day or meal with the same amount. Soon enough, you?ll get a really good handle on what you spend and where you can save. Keep the saved cash separate from the rest in your wallet.2) Buy what you need. Use what you buy. Cooking at home gets costly if you shop on inspiration alone and fill your fridge with ingredients for which you have no specific plan to eat them. Buy perishable fresh food?vegetables and meats?only for the day you plan to use it. Then go to the cabinets and get the grain s and nuts and beans. The bag of rice will already be there for you. Kinda like it?s free.3) Cook. Making meals at home won?t just save you money, they give you control over what you eat. While the rest of the world is free-falling, having your say over little things like how much salt or spice you use can feel mighty comforting. Use recipes that are reliable, you?ll do well with highly-rated ones online from responsible offline sources such as Gourmet and Good Housekeeping. Their recipes are usually triple-tested so you won?t waste your money and dinner on a disaster experiment.
