The Triple Net Lease in Commercial Real Estate

The Triple Net Lease in Commercial Real EstateThe Triple Net Lease in Commercial Real EstateA triple net lease is a commercial leasein which the tenant is pretty much responsible for paying everything. They pay all or part of the taxes, insurance, and maintenance associated with the use of the property. These fees are paid in addition to the tenants regular or base monthly rent. This type of arrangement is also known as a net-net-net or NNN lease. Why does the name represent? The tenant is typically responsible for paying the net amount of three major expenses in addition to their base rent insurance, taxes, and maintenance. But this isnt to say that additional rent is limited to these things. The tenant effectively assumes all financial responsibility for operating expenses, both those that stem from their business and those that maintain the building. Disadvantages of Triple Net Leases When you enter into a triple net lease, youre effectively paying the costs of owning a proper ty that you dont in fact own. Youll pay real estate taxes on someone elses real estate. Youll pay to insure their property against fire or other damage, and youll pay to keep it up to code and safe for you, your clients, and customers. Meanwhile, the owner is the only one who benefits from the buildings appreciation or increase in value. This can be an excellent situation for an investor who wants to buy commercial property and rent it out. Its largely hands-off ownership that could result in substantial passive growth if they hold onto it long enough. Advantages of Triple Net Leases Your base rent will fruchtwein likely be less than it would be if you entered into something other than a triple rent lease, but in the end, the bottom line might be pretty much the same. You might enter into another type of lease for a base rent of $4,000 a month. The management company or landlord may agree to drop that to $2,000 a month under the terms of a triple net lease, but if the three add- ons total roughly $2,000 a month, you havent really gained anything. The Bottom Line Triple net leases almost always favor the landlord, and you should carefully negotiate them to limit how much the landlord can increase NNN fees each year. Youll also want to make sure these fees and terms for an ?increase are clearly spelled out in your lease. If you make a mistake, you may be stuck with it for some considerable time, because triple net leases are typically for 10- to 15-year terms. Beware of terms like turnkey in lease negotiations. This often means that the lease is triple net. Have your attorney examine your lease, because the true identity of triple net leases are often disguised by crafty landlords with hidden language. When it comes to triple net leases, look before you leap. The financial consequences are too high.

Screening Candidates for Performance Saboteurs

Screening Candidates for Performance SaboteursScreening Candidates for Performance SaboteursScreening Candidates for Performance Saboteurs Chamine, author of Positive Intelligence (Greenleaf Book Group Press, 2012)You may have experienced it job candidates who are poised throughout the interview process, check out well on resume and references, who then dash yur hopes shortly after theyre hired. One way to avoid this type of hiring mistakeis to screen for what I refer to as Positive Intelligence.Analyzing Positive IntelligencePositive Intelligence is a measure of ones degree of self-sabotage. In my lectures on Positive Intelligence at Stanford, I reveal 10 mental Saboteurs that undermine or derail us.These sneaky characters have names like Controller, Judge, Avoider, and Stickler. 95% of the executives in the Stanford program report that one or mora of these Saboteurs cause significant harm to employee performance and their personal fulfillment.Every candidate you interview, and for t hat matter everyone you know, is being undermined by some Saboteurs. The question is how strong they are.Since Saboteurs become more visible under stress, you might bedrngnis easily see them in the controlled interview environment. They will show their true faces under the real stress of the real job.Saboteurs are the internal enemies. They are a set of automatic and habitual mind patterns, each with its own voice, beliefs, and assumptions that work against our best interest. To illustrate, when our mind tells us that we should prepare for tomorrows important meeting, it is acting as our friend, causing positive action. When it wakes us up at 300 a.m. anxious about the meeting and warning us for the hundredth time about the many consequences of failing, it is acting as our enemy it is simply exhausting our mental and physical resources without any redeeming value. No friend would do that.Saboteurs start off as our guardians to help us survive the real and imagined threats to our physi cal and emotional survival as children. For example, the Judge Saboteur represents a bias for noticing and exaggerating the negative. This bias is a critical evolutionary design for our ancestors to have survived the dangers of the jungle. When the tree leaves started shaking, the early human who assumed the worst and ran from an imagined tiger was the one that survived and passed his genes.By the time we are adults, these Saboteurs are no longer needed, but they have become invisible inhabitants of our mind. They form the lens through which we see and react to the world, without knowing we are wearing any lens.Spotting Saboteurs in the Recruiting ProcessOf course most of your job candidates are unaware they actually have Saboteurs, so simply asking them about it would not be productive. There are a few ways for you to remedy that. You can have them take the online Saboteur assessment and discuss their results with you. Or they can take the PQ Score assessment.PQ stands for Positive I ntelligence Quotient and shows the percentage of time someones mind is serving them as opposed to sabotaging them.Ideally you want a candidate who scores above 75, which is the tipping point PQ score for optimal performance. Both these assessments require honest responses to be accurate, but you can still detect a lot from the way candidates present and discuss their results (find both free assessments at PositiveIntelligence.com.Screening Candidates for SaboteursAnother way for you to screen would be to probe during the interview for specific Saboteurs that appear, likely based on someones strengths. Saboteurs often represent the dark side of what someone considers to be their strength. For example, someone priding themselves on attention to detail might suffer the Stickler Saboteur. Many leaders with a forceful and confident style suffer the Controller Saboteur. Someone who is good at relationship harmony might suffer the Pleaser or Avoider Saboteurs. The following table offers a su mmary.SaboteurNameSubvertedStrengthDescriptionLieJudgeDiscernment, responsibility and accountabilityFocus on negative in self, others, or circumstancesUnless I constantly point to whats wrong, nothing will improveControllerConfidence and initiativeNeed to always control and dominateControlling always ensures best outcomeSticklerDetail orientation and organizationNeed for order and perfection taken too farPerfectionism is always the preferred wayAvoiderAppreciation and positivityAvoid difficult or unpleasant tasks and conflicts. Screen candidates for Positive Intelligence if you want pepole who are likely to actually reach their true potential. And remember, strong Saboteurs dont have to be career derailers, so long as Positive Intelligence tools are used to conquer them.Author BioShirzad Chamine is author of the New York Times bestseller, Positive Intelligence Why Only 20% of Teams and Individ uals Achieve Their True Potential AND HOW YOU CAN ACHIEVE YOURS(Greenleaf Book Group Press, 2012). Rice to Riches--The Feed Yourself Challenge

Rice to Riches--The Feed Yourself ChallengeRice to RichesThe Feed Yourself ChallengeMy lessons about eating on the cheap began when I was 11. My single mother was dating and before she went out, she would leave a five-dollar bill on the kitchen counter for me to feed myself. I had two options one block uptown to Zabar?s, where I could blow my bank on a container of prepared tortellini with pesto ? or three blocks south to Fairway, the fresh produce emporium, with the Korean market and fish store on the way.Since cash dollars were a novelty at that age, I aimed to keep as many as I could. So I took the downtown route and learned to cook for myself, pocketing a couple of bucks each night. I bought myself a camera and a bit of pre-teen freedom. The key to stretching my dollars was a one-pound beutel of Japanese rice that would last weeks. At the fish store I?d ask for a small piece of ?what?s good?? and then ?how do I cook it?? At some point I discovered lentils. And spices. And cookbook s. And, ultimately, cooking.Eating on the cheap as a challenge to myself, but it turned into easy practice, and cooking became my career. I never thought of the cash issue again. Until now. It?s been years since the five-dollar budget, and so has its practice. I like lingering over a long meal with friends. Sometimes, I get super lazy and pick up something prepared and eat it out of the plastic compartment. And even as finances have grown tight, I?ve been more likely to treat myself to evenings out to lift my low spirits and pick up cheap indulgences as if stuffing myself with a rich dinner would magically fill my bank account. It hasn?t.I?ve gained weight. I feel worse. And my ?Eat Your Way to Wealth? plan is not gonna sell. I?m going back to where I started Feeding myself.Let?s call it the ?Feed Yourself Challenge,? and let?s do it together. Give yourself a set number of dollars and see how much you can not-spend. It doesn?t have to be every day, or every meal in a day. We?ll sav e money, eat healthier, and learn how to take care of ourselves. Here?s how it goes1) Focus on savings not spending. According to the USDA, even the most liberal spenders only need to fork out about $300 for a month?s worth of at-home meals. Figure out how much you normally spend and look for places to cut back or replace with lower-cost options Can you make yourself a week?s worth of breakfasts instead of Starbucks? It doesn?t really matter how much you start with, as long as each time you begin the day or meal with the same amount. Soon enough, you?ll get a really good handle on what you spend and where you can save. Keep the saved cash separate from the rest in your wallet.2) Buy what you need. Use what you buy. Cooking at home gets costly if you shop on inspiration alone and fill your fridge with ingredients for which you have no specific plan to eat them. Buy perishable fresh food?vegetables and meats?only for the day you plan to use it. Then go to the cabinets and get the grain s and nuts and beans. The bag of rice will already be there for you. Kinda like it?s free.3) Cook. Making meals at home won?t just save you money, they give you control over what you eat. While the rest of the world is free-falling, having your say over little things like how much salt or spice you use can feel mighty comforting. Use recipes that are reliable, you?ll do well with highly-rated ones online from responsible offline sources such as Gourmet and Good Housekeeping. Their recipes are usually triple-tested so you won?t waste your money and dinner on a disaster experiment. Or get these solid go-to cookbooks Mark Bittman?s How to Cook Everything and Julee Rosso and Sheila Lukins classic The New Basics.Begin there, and come back here for tips on how to make feeding yourself in the new economy easier, better and healthier.Posted by Tamara Holt, RecessionWire.comRedux Barter is BackScrewed 5,500 at LonminRecession Briefing 2.25

Will A Robot Do Your Job In The Future (+ How To Prevent It)

Will A Robot Do Yur Job In The Future (+ How To Prevent It) Will A Robot Do Your Job In The Future? (+ How To Prevent It)Posted September 15, 2016, by Vivien LuuEver since The Jetsons housekeeper Rosie hit the screens in 1962, its been easy to envision a bright shiny future where robots did all the dirty work, leaving us to bask in the glory of higher-order tasks (like George Jetsons delightful job of repeatedly pushing a single button all day). Well, you neednt imagine anymora. The future is here. Were on the verge of the Fourth Industrial Revolution, meaning that Artificial Intelligence (AI) and quantum computing are fast becoming a reality.Robots are providing customer service, driving cars, manning hotel reception desks, helping kids with autism, serving up martinis and even fighting cancer. IBMs supercomputer, Watson, has gone from being a contestant on Jeopardy (that absolutely obliterated its human competition) to powering Ross, a cognitive megacomputer thats helping la wyers sift through tens of thousands of legal documents to prepare for cases. Then theres Googles AI bot AlphaGo which has been programmed to use deep learning algorithms to master the ancient Korean game of Go a game thats widely accepted to be far more complex than chess. AlphaGos become so smart that it recently beat legendary Go world champion Lee Sedol by a convincing 4-1.Its safe to say that robots are here to stay, and they want our jobs.Is our future going to be Jetsons-like with attentive and charming Rosies, or are we headed down a dark Blade Runner-esque path where androids revolt and rebel? The Age of AutomationA seminal study led by Oxford academics Carl Benedikt Frey and Michael A. Osborne, titled The Future of Employment How susceptible are jobs to computerisation? has found that within the next 20 years, a whopping 47 per cent of jobs will be lost to robots. But lets be honest, its hard to feel particularly worried. I mean, this is going to happen in some vague di stant future that only Future You has to worry about. Well, thats what Id thought anyway. Until I did the research. Industries and jobs are being automated at an alarming rate. As we speak. In the brde 2 years, Australian import and export company Patrick Stevedores has mirrored the logistics industrys trend towards automating jobs and cut almost 50% of jobs at its Port Botany dockyard. Apple and Samsung parts supplier Foxconn has reportedly replaced 60,000 factory workers with robots while Adidas is piloting a new Speedfactory this year (a facility that automates the entire shoe manufacturing process) with the aim of bringing robot-made shoes to market by 2017, thus reducing its dependency on offshore manufacturers. Self-driving cars should be making the taxi industry very nervous, with automated taxi pods currently being trialled in Englands Milton Keynes. The construction industry is similarly scrambling to retrain staff in response to the rise of prefabricated homes wit h pre-wired, pre-plumbed modules. Not to sound overly dramatic, but THE BOTS ARE COMING.Which Jobs Are The Bots Gunning For?According to a seminal Oxford University study, the jobs that will be the first to go are ones with erfahrung, repetitive and rules-based tasks that require little creative or social intelligence. The BBC has taken Frey and Osbornes data sets and plugged them into a nifty little calculator that gauges how at-risk your job is. Using this awesome tool, I found that the jobs with the highest risk of automation includeThe research highlights that most workers in transportation and logistics occupations, together with the bulk of office and administrative untersttzungsangebot workers are highly susceptible to automation. The reality is that machines will always be faster, stronger and more efficient than we can ever be at menial and repetitive tasks. Which means that low-skilled workers are the most vulnerable. Autodesk CEO Carl Bass quip sums it up best T he factory of the future will have only two employees a man and a dog. The man will be there to feed the dog. The dog will be there to keep the man from touching the equipment. But this doesnt mean that white-collar jobs are entirely safe either. IBMs Watson is the perfect example of machine learning at its best, where large sets of data can now be computerised, and applied to sectors such as law and medicine. John Williams, Managing Partner of global consulting firm PricewaterhouseCoopers, believes that many of todays jobs will disappear entirely The same thing that happened to blue collar workers in the 70s, 80s, 90s, is going to happen to white collar workers in the next ten to fifteen years, Williams told ABCs Four Corners. So what does this mean for the future of work? Will unemployed Future You zip around town in a driverless car, receive legal advice from a robot and have a computer doctor diagnose you when you frage ill?A Keynesian Dream Or A Sci-Fi NightmareIts i mportant to remember that since the beginning of time, technological advancements have both killed jobs and created them. Seemingly, the inevitable shift towards automation should be no different. As Williams points out, There was an agrarian revolution, there was an industrial revolution, there was a computer revolution and each time weve found ways as a species to respond and create new jobs for people to do. What futurists and experts cant agree on, however, is the rate at which this will happen, and whether the creation of new jobs will outstrip the pace at which jobs are made obsolete. History suggests that when jobs are lost in a particular field, new ones are created in other sectors. But economists such as Erik Brynjolfsson point out that this may not necessarily be the case in light of exponential automation, which will be the biggest challenge our society faces over the next decade. Were going to enter a world in which theres more wealth and less need to work, he told The New York Times. That should be good news. But if we just put it on autopilot, theres no guarantee this will work out. Brynjolfssons fears echo legendary economist Keynes prediction that widespread technology unemployment would one day hit our global economy, due to our discovery of means of economising the use of labour outrunning the pace at which we find new uses of labour. How To Beat The Robots At Their Own GameWith this seismic shift underfoot, its more important than ever to safeguard your career and future-proof your skills. Not convinced? Let me put it another way. If you lived in the late 1800s and were thinking of becoming a gas lamplighter, wouldnt you appreciate someone telling you, Hey you Theres this dude named Benjamin Franklin and another dude called Thomas Edison. Put your lamplight down we need to talk Get my point? So seriously, put your lamplighter down, you Luddite. Here are five ways to robot-proof your career1. Master things that machines su ck atExperts agree that robots are (for the time being anyway) less imaginative and far less emotionally niveauvoll than us humans. As Frey and Osbornes study reveals, the jobs that are least likely to be automated are the ones that involved creative and social tasks. We found there was a very clear, strong trend between the creative content of a job and its probability of computerisation and replacement by robots, Professor Osborne told The ABC.So, if youre in a shrinking industry or in a job thats under the threat of automation, its crucial that you make an effort to equip yourself with the skills that every employer wants in the future. This can involveHoning your communication skillsLearning how to manage othersGiving your EQ a boostGetting your creative juices flowingSharpening your negotiation skills2. Pivot, pivot, pivotNext, what you need to do is take the skills above and pivot into a different part of the industry one thats far less likely to be automated. So for ex ample, if youve spent a decade working in logistics and know the dockyard like the back of your hand, amp up your communication skills and move into logistics consulting. While logistics and shipping companies like Patrick Stevedores may have automated some dockworker jobs, they still need people (especially those with actual experience) to advise them on how to streamline processes and improve protocols. Thats not something machines are capable of doing, particularly when different ports have different layouts and idiosyncrasies that only experienced hands are aware of.3. Retrain in a field thats boomingThe reality is that sometimes pivoting may not be an option. If this is the case, you might need to go the whole hog and completely retrain. But dont just retrain in any field. Be smart about it and retrain in one thats set to flourish far into the future. According to Australias Digital Pulse, a report cowritten by Deloitte and the Australian Computer Society, the place to be right now is the Information and Communications Technology (ICT) industry. Australias digital economy is expected to grow significantly over the coming years. This growth will be fuelled by new waves of technological developments, the report states. It also says that the demand for ICT workers is predicted to increase.Heres an in-depth look at the 12 industries that will be worth billions if not trillions by 2025. Fields to watch include robotics, wearable technology, 3D printing and the internet of things. Interestingly, 7 of the 10 happiest jobs of 2016 were ICT jobs a testament to the fact that if youve got a high-demand skill set, you can expect better work conditions, more benefits, a higher salary and feel happier to boot But if youre not keen on IT, there are other fields to consider.4. Retrain in a job that will always need a human touchRoles that robots wont be stealing anytime soon include social workers, nurses, therapists and psychologists and thats because carin g for others is something that humans will always be superior at. Such roles demand a high degree of emotional intelligence, empathy and social perceptiveness which robots dont have (yet). Similarly roles like designers, architects and engineers wont be usurped by our robot friends anytime soon. Anything that requires you to think on your on your feet and come up with novel and innovative solutions puts you at an advantage. The same goes for managerial positions where strong people skills and the ability to coordinate with others puts your job out of reach of bots and machines.Jobs with the lowest risk of being automated (less than 2%) includeNurseCivil engineerArchitectOffice managerOccupational therapistMarketing and sales directorHotel manager Teacher (special needs)PsychologistHigh school teacher The industries least susceptible to automation areManagement and businessICTEngineering and scienceFinance Education Community services Creative artsHealthcare5. Strike out on your ownLast but not least, theres always the option to become your own boss This could involve giving the old 9-5 routine the boot and working as a freelancer, or taking the plunge and starting up your own start-up. As they say, if you cant beat em, join em. In the face of a digital revolution, entrepreneurs will play a particularly important role in supporting the economy and creating new jobs. As the CSIRO report Tomorrows Digitally Enabled Workforce points out We are seeing a focus on entrepreneurism to create new jobs, working out how to encourage new tech companies that will be competitive on the world stage, while promoting innovation through technology to transform current businesses so that they will thrive in a globally connected marketplace. This also has far-reaching consequences for the world as we know it. As Stephen Hawking said, Everyone can enjoy a life of luxurious leisure if the machine-produced wealth is shared, or most people can end up miserably poor i f the machine-owners successfully lobby against wealth redistribution. Theres no point in burying your head in the sand and pretending that everythings going to be okay. Automation is already disrupting industries at an exponential rate from the taxi industry to transport and logistics right through to the services industry. The story of a dystopian future where were at the mercy of our robot overlords has been told hundreds of times. 5 Lessons Learned From Failing in Business

5 Lessons Learned From Failing in Business 5 Lessons Learned From Failing in Business Once upon a time, I stood in an audience listening to a soon-to-be-friend of mine, Jason Seiden, announce his newest book, Fail Spectacularly. I was happy for Seiden and interested in the premise, but I didnt really think all these stories of missing by a mile or focusing on the wrong thing applied to me. I was in my mid-twenties and had turned a failure of a company into something that, at the time, resembled my career today. It was a post-pivotal moment, and I felt pretty good about it.And then everything exploded The failure I thought Id parlayed into two new companies (supported by a full-time job) was not sustainable with three young kids and travel. Ittook a toll on my marriage, my new companies, and my friendships. While I Tarzaned from gig to gig tomake sure my family never went hungry, I didnt feel like a success. I felt like a survivor, which is not always the best.Today, I have a wonder ful, modest, and ethical agency that is growing in all the right ways. When I started it, my confidence was not high, my expectations were extremely low, and an agency really wasnt what I wanted. The lessons Ive learned along the way aremora valuable than our revenue numbers, employee count, or awards. Here are a few of them1. Learn HumilityThis has been the hardest lesson for me. I had a chip on my shoulder about how smart and experienced I was. I felt other people were getting opportunities I should have gotten. Learning to be humble has helped ease that feeling somewhat. (I grew up with four sisters, so competition is in my blood.)Furthermore, learning humilityhas taught me toask for help, a crucial skill considering thatup to 90 percent of startups failand that failure is more likely for one-founder startups (my situation when I started the company.)I beat the odds, but that doesnt make me smarter it makes me lucky.Humble leaders are more effective because theyre genuinely liked . While being liked isnt necessarilyimportant for productivity, it is important for engagement. As we know, engagement is crucial to performance.Admit your mistakes, be approachable, and showcase your employees strengths. The organization will grow as a result.2. Past Mistakes Are Expensive LessonsThere were a lot of contributing factors to my last failure poor communication, lack of humility (me again), and lack of product (not me). Ive taken these lessons to heart, and they deeply influence my behavior today, including the way I interact with employees and clients and the products I choose to work on. Why? Because I paid for these lessons.Failing at a startup, job, or business relationship is an education, and you pay for it with the most finite of resources time.Mistakes give leaders anecdotes to inspire change in teams. They encourages employees to be resilient and accountable. They show your workforce that you are, in fact, human. The next time an employee makes a mistake, share a time when you faced a similar issue instead of reprimanding them.3. notlage Every Idea Is a Good IdeaThis was a difficult lesson to learn for myself, and its just as difficult to help my team learn it. For every amazing idea, there will likely be 10 bad ones. As a leader, you have to focus on the ideas that align with your goals and have the best chances of working. If you try to snag every idea you come up with, you willquickly deplete your energy and resources, and your customers will be upset with your lack of focus.According to a 2014 survey, more than 80 percent of small business owners dont track their business goals. If youre one of them, its time to start. Create a document to track your ideas and goals. Ideally, it should be accessible via mobile so that you can use it anytime, anywhere. Evernote and Google Drive are great tools for this.Writing down your goals makes you80 percent more likelyto achieve them, so you really have no excuse not to.4. You Cant Help EveryoneWh en you have a passion for something (mine is locating the business or revenue model at the heart of an idea), you want to share that gift. When you do, people begin to devalue it. If someone cant afford to pay you, you need to let them tackle business needs alone (unless its a really great cause). Why take on their business issues when you have your own?In a Tiny Buddha article, Annika Martins writes, Share your talents and resources. Generously give your time and attention. But you cannot pour a magical tonic on the wounds of every person walking the planet. Its not your job. And if it were, itd be a sucky job because youd fail at it every single day.5. You Will Have Your Own Business IssuesJust because youve failed once (or many times) doesnt mean youve learned every lesson there is to learn. Youre going to continue to fail, incrementally, as long as youre in business (Google Wave, anyone?).You cannot throw your arms up and walk away. Sometimes, you have to work through your failu res. Thats the most important lesson of all. Learn how to communicate with struggling employees, how to handle difficult clients, and when to confront partners who are trying to swindle you. The most important part of success is learning to identify failure and turn it into a win.A version of this article originally appeared on Forbes.Maren Hogan is founder and CEO ofRed Branch Media. You can read more of her work on Forbes, Business Insider, Entrepreneur, and her blog,Marenated.

Power of Attorney FAQ - Ireland

Power of Attorney FAQ - IrelandPower of Attorney FAQ - IrelandGeneral InformationWhat is a Power of Attorney?A Power of Attorney is a document in which one partie (the Donor) appoints aelendher rolle (the Attorney) to act for him or her. There are many reasons why you might decide to use a power of attorney. For example, if you are going to be out of the country for a lengthy period of time, you might want someone to do your banking while you are gone. If you are approaching old age, you may want to give a Power of Attorney to a person you trust so that he or she can manage your property for you. Will a Power of Attorney still be valid after the Donor dies?NO.The DonorWho is the Donor? The Donor is the person who needs someone else to act for him or her. The Donor must be an adult. The Donor must be capable of making his or her own decisions at the time the Power of Attorney is executed (signed). What is incapacity?A person is incapable of managing property if the person is unable to understand information relevant to making a decision about the management of property, or if the person cannot appreciate the foreseeable consequences of making (or not making) a decision about the management of property. The AttorneyWho is the Attorney? The person appointed by the Donor is called the Attorney. The Attorney is the person who acts for the Donor.Does the Attorney have to be a lawyer? No, there is no need for the Attorney to be a lawyer. (See below for Attorney qualifications.)What qualifications does an Attorney need to have? The Attorney must be a capable adult. The Attorney cannot be an undischarged bankrupt. The Attorney should not be the owner, operator or employee of a nursing home or extended care facility in which the Donor is a resident. What qualities should I look for in an Attorney who will be managing my property?Your Attorney must be someone whom you trust completely. In addition, remember that your Attorney will have complete authority to deal with your finan cial and legal affairs (subject to any limitations or restrictions specified in your Power of Attorney). You should ensure that the person you choose has adequate financial management skills and sufficient time to handle your affairs properly. Your Attorney must be available when required, be able to objectively make decisions and be able to keep accurate financial records. What are the responsibilities of my Attorney?Your Attorney has the following responsibilities to act in your best interest to keep accurate records of dealings/transaction undertaken on your behalf to act for you with the utmost good faith and to avoid situations where there is a conflict of interest and to keep your property and money separate from their own.Is it okay to appoint a relative as Attorney?Yes, people often appoint relatives as Attorneys. Can my Attorney also be a beneficiary in my will?Yes.What are Joint or Joint Independent Attorneys?Sometimes a Donor will want to appoint two Attorneys. In that cas e the Donor must decide whether the Attorneys will be joint Attorneys or joint and independent Attorneys. Joint Attorneys must act together. They must both agree before any action can be taken, and they must both take the same action at the same time. If one is absent, no action can be taken. Joint and independent Attorneys can act together or individually. Either one can take an action without consulting the other. If one is absent, the other can still act.Length of TimeWhen does a Power of Attorney start?A general Power of Attorney starts immediately upon execution. An enduring Power of Attorney takes effect on the incapacity of the Donor.How/when does a Power of Attorney end?A general Power of Attorney ends automatically when the Donor becomes mentally incapacitated or dies. An Enduring Power of Attorney ends automatically when the Donor dies. As long as you are mentally competent and you have not made an application to register your Power of Attorney, you may revoke your Power o f Attorney by notifying your Attorney (in writing) that the Power is revoked and destroying the original Power of Attorney. Otherwise, a Power of Attorney continues in effect indefinitely, unless the document specifies an end date. Can I revoke my Power of Attorney after I have become incapacitated?A person who is incapacitated cannot revoke an Enduring Power of Attorney. However, a general Power of Attorney is automatically revoked when the Donor is found to be incapacitated. How do I revoke my Power of Attorney? The Donor can revoke an enduring Power of Attorney at any time before an application is made to register it. Once the enduring Power of Attorney has been registered you cannot revoke it even if you are, for the time being, mentally capable. To revoke it, you would have to apply to the court and the court approve the revocation.PowersShould I put restrictions on my Attorney? When you give a general Power of Attorney, you give your Attorney the authority to do anything you could do yourself, with a few exceptions - such as areas where you possess skills that your Attorney doesnt (e.g. if you are a dentist, you cannot authorise your Attorney to practice dentistry on your behalf). But there may be some things you would prefer your Attorney did not do. For example, you may want to require that your Attorney get prior approval from you before signing cheques for large amounts on your account.Should my Attorney be allowed to personally benefit from managing my assets? If the person you are appointing as your Attorney is also a member of your family or a beneficiary in your will, you may want that person to be able to personally benefit from managing your assets, since you intend that person to become owner of the assets eventually. Generally, however, it is probably not a good idea to allow your Attorney to personally benefit from managing your assets as this creates a conflict of interest for your Attorney, who is legally obligated to act in your best interest, not his or her own best interest. What can the Attorney do?The Attorney may transact business respecting the Donors property in all areas specified by the Donor. Is the Attorney obligated to do anything?Generally speaking, the Attorney is not obligated to act for the Donor. However, in some circumstances the Attorney may agree, in writing, to accept an obligation to take action when necessary. When the Attorney acts on behalf of the Donor, the Attorney must act in the best interest of the Donor.Does my Attorney have the authority to act while I am still available and able to take care of my own finances?A general Power of Attorney is effective as soon as it is executed (signed and witnessed, etc.) whether or not the Donor is available or able to handle his or her own affairs. An enduring Power of Attorney takes effect on the incapacity of the Donor.Signing DetailsWhat does it mean to execute a document? When a person executes a document, he or she signs it with the proper formalities. For example If there is a legal requirement that the signature on the document be witnessed, the person executes the document by signing it in the presence of the required number of witnesses. What if my Power of Attorney will be used in a foreign nation? If your document is intended to be used in a foreign nation, you may have to have it authenticated or legalised. This is a process whereby a government official (e.g., Department of Foreign Affairs and Trade ) certifies that the signature of the authority (e.g., notary or solicitor) on your document is authentic and should be accepted in the foreign nation. For more information about document authentication and legalisation, contact the local consulate/embassy of the foreign country your document will be going to, or one of the following government web sitesUnited States https//travel.state.gov/content/travel/en/legal-considerations/judicial/authentication-of-documents/office-of-authentications.htmlUnited Kingdom fco.gov.uk/en/about -us/what-we-do/services-we-deliver/legal-services/legalisation/Canada gov.on.ca/MBS/english/mbs/ods/authent.html(web site is for Ontario - other provinces contact the provincial geschftszimmer of the Attorney General)Australia dfat.gov.au/brisbane/index.htmlOther ConsiderationsDo I have to register my Power of Attorney with a Land Registry Office?A Power of Attorney given for the purpose of buying or selling real property (land) should be registered.

Shaqs mom inspired him to go from braggart to social media strategist

Shaq's mom inspired him to go from braggart to social media strategist Shaq's mom inspired him to go from braggart to social media strategist It’s hard to strike the right note on social media, especially when you’re a celebrity. Should you just come right out in the open about your fabulous lifestyle â€" or act like you’re just a humble working person?Former basketball player and prolific product pitchman Shaq was interviewed by Hoda Kotb on the Today Show on Monday. When asked if he had an adage that he lived by, he talked about his philosophy on social media.“When I send out Tweets [he has 14 million followers] it’s 60% to make you laugh, 30% to inspire you and 10% to promote what I’m selling,” Shaq said. “I came up with that formula because when I first started doing Twitter I didn’t really understand social media. I was kinda in showoff mode. ‘Look at my house, look at my boat.’ ”   (See below for examples).Follow Ladders on Flipboard!Follow Ladders’ magazines on Flipboard covering Happiness, Productivity, Job Satisfaction, Neuroscience, and more! His mother, with whom Shaq’s always been clo se, wasn’t a fan and encouraged him to use his position for more positive things.“My mother called me one day and she said ‘Stop showing off. Be humble. You should use [social media] to inspire people.’ ”And the 60/30/10 formula was born. So if you go to Shaq’s Twitter today, you might read something promoting The General Insurance, or his big and tall menswear line, or talking about basketball. But for a look at Shaq’s bad old days on social, one need only look no further than his older Instagram posts, from “Jump on the G5” to “Just got my Vaydor” to a stunning variety of custom wheels to finally, Shaq posing with a crown.

How Many Axes Does Your Robot Need

How Many Axes Does Your Robot Need How Many Axes Does Your Robot Need How Many Axes Does Your Robot Need? Industrial robot systems continue to transform the manufacturing landscape. They reduce labor costs and maximize quality, efficiency, and speed, driving down operational costs and getting products to market faster. Industrial robots have various axis configurations, depending on the task and the needed range of motion. The have also come down in size, which allows them to execute tasks in smaller-scale applications and reduces their footprint. An axis in robotic terminology represents a degree of freedom (DOF). For example, if a robot has three degrees of freedom, it can operate in the x, y, and z planes. However, it cannot tilt or turn. Increasing the number of axes allows the robot to access a greater amount of space by giving it more degrees of freedom. As provided below by Greg Martin, field engineer with Bastian Solutions, a firm that specializes in automation and information systems, more axes means more functionality: 1-axis robot: Linear guide system for transferring parts in a single line of motion. 2-axis robot: Typically in an XY or YZ configuration, these are often in the form of two adjoining linear guides. 3-axis robot: Typically in an XYZ configuration, these tend to be in the form of two adjoining linear guides and a third axis guide or cylinder. 4-axis robot: A more conventional arm that is typically used in palletizing applications in which the face plate is always parallel with the ground. Has the ability to rotate the object it is picking. 5-axis robot: Similar to a conventional four-axis robot but adds the ability to rotate the object it is picking. 6-axis robot: Offers the most flexibility with six axes all the way from the base axis for full robot rotation to the sixth axis for rotating the wrist or faceplate. 7-axis robot: A six-axis robot which is placed on a rail or some means to move it from one place to another in a linear direction. There are hundreds of software options that can typically be applied to a given robot and controller, adds Martin. Thus it is important to understand the robotic programming details and requirements prior to implementation. Advanced controls make the robots easier to use and program. In some cases, online tools allow operators and end users to quickly choose and configure robot features. Schematic of a six-axis robot. Image: RobotWorx Everybody Wants Six-Axis Most industrial robots utilize six axes, which give them the ability to perform a wide variety ofindustrial tasks compared to robots with fewer axes. Six axes allow a robotto move in the x, y, and z planes, as well as position itself using roll, pitch, and yaw movements. This functionality is suitable for complex movements that simulate a human arm: reaching under something to grab a part and place it on a conveyor, for example, says Richard Vaughn, senior automation engineer for Bosch Rexroth Corporation, a provider of drive and control technologies. The additional range of movement allows six-axis robots to do more things, such as welding, palletizing, and machine tending. Programming their movements in 3D is complex, so software typically maps the motion to a set of world coordinates, in which the origin sits on the pedestals first joint axis. Other advantages to six-axis robots include mobility (easy to move and/or mount) and wide horizontal and vertical reach. They are especially being used in automotive and aerospace manufacturing, where they perform drilling, screw driving, painting, and adhesive bonding. Because they are coming down in price, it is now feasible for smaller manufacturers to invest in this technology. RobotWorx, a provider of robotics systems, indicates that six-axis robot technology continues to advance rapidly. Improved wrist action and flexibility, robot software and programming capabilities, and multiple mounting options are just some of the benefits six-axis robots have to offer, the company states on its website. There is also a large range of robot sizes, payloads, and speeds to choose from. Six-axis robots are also becoming easier to maintain, repair, or replace. Collaborative Robots Advances in intelligent control systems, safety systems, and computer power have made real time, human-robot collaboration a reality across a variety of manufacturing industries. Sensor technologies with shut-off systems can immediately deactivate collaborative robots if any variance is detected in their behavior, allowing humans to work safely beside them. Collaborative six-axis robots tend to be smaller and more lightweight and require no safety barriers, which reduces their footprint on the shop floor. Whirlpool Corporation is using collaborative robots on some of its assembly lines. Collaborative robots allow us to be much more flexible, says Eric Howe, senior engineer and automation lead for Whirlpool. They also are easier to program than traditional robots, which saves time. And, theyre relatively inexpensive when compared to other technologies. The addition of the robots allows our employees to focus on tasks that require greater cognitive skill. Mark Crawford is an independent writer. For Further Discussion There are hundreds of software options that can typically be applied to a given robot and controller. Thus it is important to understand the robotic programming details and requirements.Greg Martin, Bastian Solutions

Tips for Moms Returning to the Job Market - FlexJobs

Tips for Moms Returning to the Job Market - FlexJobs Tips for Moms Returning to the Job Market Many of the clients who use are working mothers and fathers who are returning to the workforce after a break. In my career, I’ve held executive-level positions for several companies, as well as started two businesses, and when I became a mother, being able to continue my professional passions was incredibly important to me. For all our mom (and dad!) readers returning to the job market after a break, here are my top three tips. Top Three Tips for Moms Returning to the Job Market: 1. Take time to reconnect with your professional persona. You are a “woman returning to work” instead of a “mom returning to work.” Your professional self is the one that should be portrayed to employers, both in your application materials and during the interview process, but it can be difficult to locate and dust off the professional-you, when the parent-you has been in charge for so long. Take some time to return to your professional self. 2. Be honest about why you’re returning to work and what you want to get from your return. Money? Stimulation? Career accomplishments? Your motivations will guide your job search, so it’s incredibly important to know them ahead of time. Along the same lines, think about the types of job arrangements (telecommuting, part-time jobs, full-time jobs) that would be ideal for you given your dual role as parent and professional. 3. Talk regularly with other moms who have gone back to work about their experiences and challenges. There is safety and support in numbers, and speaking to people who have been where you’re about to go will be extremely helpful in plotting your own return to the working world. And, just for good measure, here are some of the most frustrating questions asked of working moms and dads who are returning to the job market. Hopefully this helps parents who are re-entering the workforce to prepare for the less-than-thoughtful side of balancing work and family. 1. Is your career more important than your family? Grrrrr!!! This is wrong on so many levels. 2. How do you let someone else raise your children?- A very one-dimensional and somewhat ridiculous statement to begin with. Simply because a mother works, that doesn’t equate to her renouncing her role in raising her children. There are a zillion examples of wonderful people who were raised with the help of preschools, day-cares, nannies, babysitters, family and friends to care for them. Whether you’re a stay-at-home or working mother, it still takes a village to raise a child. 3. Who cooks for your kids?- Um, have you heard about the multitasking skills of a mother?  My husband and I both love to cook, and we cook about 95% of our meals at home. 4. Do you have to work?- Remember that while financial reasons are probably the most common reason, not all mothers work because they “have” to… they work to fulfill their lifestyle, career, intellectual stimulation, or a plethora of other reasons. Don’t judge. Also, if youre returning to the job market, check out our telecommuting, part-time, flexible schedule, and freelance job listings available in over 50 job categories for all career levels.  Good luck with your search!

7 Big Mistakes to Avoid in Your Next Presentation

7 Big Mistakes to Avoid in Your Next Presentation 7 Big Mistakes to Avoid in Your Next Presentation For many people, presenting in front of an audience- or even just a small room filled with trusted coworkers- can be a nightmare scenario. Not only are many of us afraid of public speaking , some of us also don’t even know how to give a good presentation. And it’s all too easy to make a mistake- or 10- in a presentation when fear and inexperience combine. But luckily, the most common presentation mistakes are easy to avoid. We spoke with two experts to find out the mistakes you’re most likely to make, and how you can fix them. 1. You’re not engaging the audience. Even if you don’t have a fear of public speaking , it’s not always easy to engage an audience. “Sometimes, presenters get caught up in their own heads,” explains Emily Murphy, lecturer in business communications at Indiana University Kelley School of Business . “They forget there are people out there in the audience- people who want to make a connection with the speaker.” An easy way to engage with your audience is to use non-verbal cues, such as making eye contact. Murphy also suggests asking the audience questions throughout your presentation. This last tip packs a double-punch: not only are you engaging your audience, but they have added incentive to pay attention to you if they know you may call on them. The quickest way to bore your audience is to read straight from your slides or a computer screen. “I have literally seen people with their backs to the audience reading the slide word for word,” says marketing and brand consultant Jeff Magnuson . But, “the audience can read too,” Magnuson reminds us, which means you’re not adding any value to your presentation if you’re simply reading it. “Instead, you should know the material and tell it directly to the audience in a clear and confident way,” he instructs. “Have a copy of the slides printed out in front of you or have the laptop facing you so you can glance down to see where you are.” Your visual aids- such as PowerPoint slides and other projections- are meant to help the audience. “But they are never meant to take away from the focus of the presentation, which is you,” reminds Murphy. That’s what you risk when you build a presentation that looks too busy. “PowerPoint slides that contain too much writing, or are too busy with graphs, charts, and other visuals, will distract the audience from your words,” she says. So, in other words, apply the KISS principle- keep it simple, sweetie- to your presentation slides and art too. 4. You didn’t personalize your presentation. Fact: “No one wants to listen to a dry and data-filled presentation,” says Murphy. “Even if the topic of your presentation is mostly data, there are still ways to make it interesting and to catch the audience’s attention.” So be sure to personalize your presentation with stories and examples- and don’t be afraid to use humor. “Tell a story about yourself or someone else that fits into the subject of the presentation,” Murphy recommends. “The more ‘human’ you can make the presentation, the better the chances that someone will be listening.” You’ve heard the saying, “practice makes perfect.” Yet, Magnuson warns that many people don’t practice their presentation before giving it- and that’s a big mistake, he says. “Every presentation should be rehearsed- unless, of course, someone is asked to present at the last possible moment,” says Magnuson. “Rehearsing the material allows confidence to build and the presenter will not be hung upon details because he or she will really know what he or she is presenting. Additionally, when someone interrupts- which they definitely will- the presenter can pick up where he or she left off without issue. Don’t simply memorize.” Magnuson admits it sounds hokey, “but a smile can quickly put the room at ease and give the presenter confidence.” Plus, smiling helps avoid some of mistakes we covered earlier, such as engaging with the audience and not only reading from a screen. Magnuson says that the only time you should avoid smiling during a presentation is if you’re delivering bad or somber news. “Otherwise, relax and smile,” he says. “Along with rehearsing, simply practice smiling while you talk. It may feel unnatural but it will go a long way in your presentation.” 7. You didn’t expect the unexpected. Like it or not, something will likely go wrong during your presentation, whether a projector doesn’t work, the lights go out, or your laptop won’t load the file you need. “These issues can be unavoidable,” admits Murphy. “But the better prepared you are, the more able you are to handle when things go wrong and go with the flow. Someone who panics and appears frazzled when things go wrong can lose credibility. But if you are able to complete the presentation under difficult circumstances, your credibility and presentation will soar.”

How to Get Along With a New Boss - The Muse

How to Get Along With a New Boss - The Muse How to Get Along With a New Boss Hi Molly, I’ve worked in the same company for about three years (since I graduated from college). Recently, my old boss left, and there’s now a new head of the department who I’ll be reporting to. I haven’t changed jobs or reported to someone new since I started working- so this is a new experience for me. Any ideas on how to get off on the right foot with a new boss, especially when I didn’t change roles or companies? Thanks! E Hi E, Thanks for writing! It can feel awkward to report to a new boss, especially if you’ve been reporting to one person for a while. But, this change is also a great time to set yourself up for success at work. Here are two things you should be focusing on to make sure the transition is smooth: Be Welcoming and Helpful First off, go out of your way to be welcoming. If your boss doesn’t hold a formal department introduction or meeting on his first day, it’s okay to stop by his office, introduce yourself (including giving him a handshake and sharing your job title), and let him know that you’re looking forward to working together. Even if you met him during the interview process, you should still pop in, re-introduce yourself, and welcome him to the team. Keep it short, though- don’t monopolize his time and be respectful that he might be overwhelmed. On that note, remember that being the new person on a team, even if you’re the boss, isn’t easy. So do whatever you can to help him out in those first few days. Being friendly, helping him to find a far-away conference room, and offering to explain the voicemail system are all little ways to help your new manager feel more comfortable at the company. As an added benefit, being outgoing and helpful in your boss’ first few days establishes you as a go-to person on the team. Be Strategic Next, within the first week or so, you’ll want to make sure your boss is clear about your role and goals within the company. Remember that a new boss often slightly (or even dramatically) redefines a team’s priorities and structure- and if your boss is clear about your strengths and career goals from the get-go, it’s more likely that you’ll be positioned for success. Usually, as part of an organizational overhaul or new hire situation, a manager will set up one-on-ones with each member of his new team- but if that’s not the case, asking him for time on his calendar to do so is appropriate. When you get the chance to sit down, open with a short (two-minute or less), high-level description of what you do, focusing on the responsibilities that are relevant and impactful. Be sure to subtly mention impressive jobs or projects you’ve worked on in the past, or anything that you’d like to do more of- for example, “A part of my current role I really enjoy is developing marketing materials, which is a skill set I’ve been building on since my time working on the communications plan for the branch merger.” This is also a great time to let him know that you’re excited about growth within the team and company. Share with him where you want to be in three years and ask him for his guidance- try something like, “In a few years I’d like to have four direct reports and be in charge of PL for two major properties. As we work together, I’d love to get your feedback and thoughts on what I should be doing now to get there.” It’s okay to treat him like a boss-mentor, even if right now he’s just a boss. It builds trust and shows that you respect his authority and career history to ask his advice on your own ascent up the ladder. Over time, you’ll learn more about how best to work with your boss, but these steps will get you off to a great start. Yes, there will definitely be an adjustment period as your boss decides how he wants to structure the team, but remember that this can be a great chance to show him what you’ve got and recalibrate your position within the company. Take the opportunity to put your best foot forward. Good luck! Molly

This CEO proves why you don't have to wake up early to be successful This CEO proves why you don't have to wake up early to be successful It seems like the world has become obsessed with how successful people schedule their mornings. Article after article has chronicled how major CEOs wake up long before the crack of dawn to meditate,  exercise or read comments from customers about what their company could do better. There are even think pieces dedicated to how morning routines can make us millionaires, and all in all, people seem to have decided that you have to be an early bird to get the worm.Follow Ladders on Flipboard!Follow Ladders’ magazines on Flipboard covering Happiness, Productivity, Job Satisfaction, Neuroscience, and more! But if you’re anything like me, you may be sick of hearing how the only way to make it is to start your day before everyone else. Not all of us are morning people, and while 4 a.m. wakeup calls may maximize time, they also sound exhausting and unappealing.Well, for people like us, a new hope has risen from the media. It’s shocking news: You don’t necessarily have to be up at 3 a.m. to excel. Just ask the co-CEO and co-founder of dating site Coffee Meets Bagel. In a QA with weblog Lifehacker,  Dawoon Kang talked about how she spent a recent workday. And - get ready for this - when a lot of other CEOs had already gone for a run, eaten breakfast and done a million other activities, she was still resting peacefully.“I woke up at 7 a.m., and I meditated for 10 min,” Kang told Lifehacker. “Then I took a hot shower (which is seriously one of my favorite parts of the day), and afterward, I did some yoga and stretching. After I made my morning coffee, I headed to work.”Bless you, Dawoon, bless you. You have proven that a human being can sleep in (read: wake up at a normal hour) and still make it big in the business world. In the interview, Kang shared other helpful tips that keep her on track in her career. One was diligently keeping a calendar, and following it.“I rarely change plans,” Kang told Lifehacker. “By following this method, I don’t have to d o as much decision-making about my priorities for the day, and I find there’s less room for procrastination.”She also talked about delegating - something  Virgin founder Sir Richard Branson recently said Tesla’s Elon Musk could do better. Branson indicated that “the art of delegation” was the key to happiness, and Kang appears to agree.“I’ve also started outsourcing more things that I know aren’t my strengths, or that I simply don’t enjoy doing,” Kang said.   “I have an assistant at work, a personal assistant, a cleaner for my home, etc. It’s really helped me be more efficient and focused with my time.”On top of her career advice, Kang detailed her setup at the office, and get excited because it sounds awesome. It’s peak millennial while also facilitating comfort and efficiency.“I have two monitors: a large one and a laptop, and I have an ergonomic keyboard and mouse,” she said. “On my right, I have a small succulent, and I keep a vision board with some of my top company priorities for the quarter. I also have a book I’ve been reading:  Sprint: How to Solve Big Problems and Test New Ideas in Just Five Days  by Jake Knapp. And tea, I always have tea.”Take Kang’s workplace hacks, put them together with her curated environment, and you’ve already got a recipe for success. Wildlife Rehabilitation Training

Wildlife Rehabilitation Training Wildlife Rehabilitation Training Wildlife rehabilitation is a relatively new career path that is growing rapidly in popularity.   Many wildlife rehabilitators choose to complete certification exams, training courses, and internships to enhance their practical skills and knowledge of the field.   While certification or professional training is not required, it is mandatory that rehabilitators comply with all permit and licensing requirements in the jurisdiction where they intend to use their skills. Certification The International Wildlife Rehabilitation Council (IWRC) offers the most well-known wildlife rehabilitation certification program.   The Certified Wildlife Rehabilitator (CWR) designation is achieved through passage of a comprehensive written exam.   The exam is open-book and consists of 50 questions drawn from a 12,000 question test bank.   The format of the exam includes true/false, multiple-choice, and matching questions.   The questions test the individual’s knowledge of twelve key areas: natural history and behavior, handling and restraint, basic physiology, intake and triage, euthanasia, hydration and fluid therapy, thermoregulation, wound management, medications, nutrition, captive housing, and release criteria.   Both web-based and classroom-based testing options are available.   The exam is timed and must be completed within one hour.   The testing fee is $115 per application.   Certified Wildlife Rehabilitators must renew their certification every two years and complete two units of continuing education.   Continuing education credits may consist of 8 hours of attendance at a conference or training event, presentation of a paper at an approved conference, or publication of a paper in a peer-reviewed wildlife journal. Training Courses Many wildlife rehabilitation training courses are offered at wildlife centers and community colleges. The International Wildlife Rehabilitation Council offers both in-person “physical classes” and online classes related to wildlife rehabilitation.   Current offerings for physical classes include basic wildlife rehabilitation, pain and wound management, parasitology, and zoonoses.   Physical classes are offered at many different locations across the country throughout the year.   Online class offerings include oil spill volunteering, pain management, parasitology, and wound management.   Course costs vary from $65 to $190, with discounted rates available for members of the IWRC. Raritan Valley Community College (in New Jersey) is an example of a community college that offers wildlife rehabilitation training courses.   The Raritan Valley program consists of a five-day training course that is approved by the state division of Fish and Wildlife.   Coursework includes species identification and anatomy, handling techniques, care, nutrition, medical procedures, licensing requirements, regulations, and more.   Similar programs are offered in many other states. The National Wildlife Rehabilitators Association (NWRA) offers a weekend wildlife medicine course for veterinary students that includes both lectures and practical labs.   Students focus on topics related to medicine, surgery, and management of native wildlife species.   The NWRA also offers a yearly symposium for all wildlife rehabilitators that consists of four days of intensive labs and lectures from leading professionals. St. Tiggywinkles, a British wildlife rehabilitation hospital that bills itself as “the world’s busiest,” offers a comprehensive training course that is approved by City Guilds.   Students spend 90 percent of their time in hands-on practical learning with the animals, though classroom-based training is also offered.   Two diplomas are offered: Level 1 Diploma in Work-based Animal Care (8 months) and Level 2 Diploma in Work-based Animal Care (11 months).   Seasonal volunteer positions are also offered. Internships There are many quality wildlife rehabilitation internship opportunities that can help students gain valuable practical experience.   Internships can be found at rehabilitation hospitals, wildlife centers, wildlife societies, and national organizations.   Interns can find opportunities to focus on particular species of interest (i.e., marine mammals or birds) or work with a broader cross-section of wildlife species. Licensing Individuals and organizations must have all necessary permits and licenses (as required in their specific state or locality) to be allowed to conduct wildlife rehabilitation activities.   Federal permits may also be necessary, especially if the rehabilitator intends to work with birds.   All wildlife rehabilitators should be careful to determine what permits and licenses will be needed to operate their facilities legally.
